JARL invites suitably qualified builders(head contractors) to submit a lump-sum tender for the complete renovation and extension works at St Mark’s Early Learning Centre.
The works generally include:
- Site establishment, temporary works and child-safe separation from the operating Early Learning Centre;
- Demolition, alterations and licensed asbestos removal;
- Construction of the new front extension;
- Renovation of the existing reception, offices, toilets, library, laundry, cot room and associated areas;
- Structural steel, concrete, framing, retaining walls and lift-related works;
- Car park, driveway crossovers, stormwater drainage, fencing, bin enclosure and landscaping reinstatement;
- Roofing, external envelope, internal walls, ceilings, finishes and joinery;
- Hydraulic, electrical, communications, mechanical, fire and life-safety services;
- Testing, commissioning, certification, as-constructed documentation, warranties and final handover.
The Contractor shall provide all labour, materials, plant, equipment, supervision, coordination and incidental works required to deliver a complete, compliant and fit-for-purpose facility.
Primary consultant design is excluded unless specifically identified as contractor-designed work. The Contractor remains responsible for construction coordination, temporary works, construction methodology, shop drawings and required specialist subcontractor design.
Tenderers must review the attached Scope of Works and all issued tender drawings, specifications, schedules and reports. The submission must clearly identify assumptions, qualifications and exclusions and include a detailed trade breakdown, preliminary construction programme, staging methodology, anticipated duration and tender validity period.
