At a high level, the scope of works includes, but is not limited to:

Site Establishment and Enabling Works

  • Building permit
  • Establishment of the construction site, temporary services, safety systems and environmental controls
  • Site clearing, earthworks, and preparation in accordance with approved drawings and reports
  • Coordination with Kyabram Fauna Park operations to minimise disruption to animals, staff, neighbours and visitors

Building and Civil Works

  • Construction of all building elements including substructure, superstructure, envelope and internal fit-out
  • Delivery of clinical, treatment and support spaces including (but not limited to) admissions and triage areas, veterinary surgery and treatment rooms, wildlife rehabilitation and holding spaces, and staff amenities, storage and operational support areas
  • External works including access paths, service yards, drainage and landscaping immediately associated with the facility

Building Services and Specialist Systems

  • Installation and commissioning of mechanical, electrical, hydraulic, lighting and fire protection systems

Compliance, Quality and Certification

  • Compliance with all applicable statutory, regulatory and code requirements, including workplace health and safety and environmental obligations
  • Coordination with authorities having jurisdiction to achieve approvals, inspections and certifications
  • Delivery of construction documentation, warranties, testing records and as-built information

Testing, Commissioning and Handover

  • Commissioning of all building systems and services
  • Defects rectification and practical completion
  • Structured handover including training, operations manuals and defect-liability support

Instructions to Tenderers

The design documentation has been developed on the basis of an anticipated project delivery cost in the order of approximately $2 million. Tenderers should note that value for money will form part of the evaluation process, and offers that materially exceed this budget expectation may be considered less competitive and may not be prioritised for further consideration.
