Sale of Lot 340 Diagram 35964 (also known as 60 Stirling Street), Northam – Vacant land
The Shire of Northam is seeking to dispose of land for sale by public tender, in accordance with the requirements of Section 3.58 of the Local Government Act 1995.
The proposed sale area can be seen in the area highlighted in red on the attached map.
Mandatory conditions of sale
Please note that Lot 340 Diagram 35964 (also known as 60 Stirling Street) currently has no vehicle access from Stirling Street;
- The property is sold without vehicle access. As a mandatory condition of sale, the purchaser must, at their sole cost, design, obtain approvals for, and construct compliant vehicular access from Stirling Street. No development approval will be granted until compliant access is constructed. All associated verge, drainage, kerbing, earthworks, crossover construction, and service relocation costs are the full responsibility of the purchaser; or
- If the successful tenderer is an adjoining landowner and seeks amalgamation, all costs associated with amalgamation, including survey, subdivision/amalgamation applications, WAPC fees, Landgate lodgement, and any other statutory or professional fees, are entirely the responsibility of the purchaser.
Requirements
- Offered purchase price (exclusive of GST)
- Proposed use and development of the land
- Demonstrated financial capacity to complete the purchase
- Proposed timeframe for settlement and development commencement
- Access to the property from Stirling Street must be addressed by the buyer, and how they plan on modifying the adjacent land to comply with requirements of access
- Any conditions associated with the offer
Tenderers must address the following criteria:
- Purchase Price (40%)
- Land Use and access modifications proposal (25%)
- Financial Capacity (25%)
- Settlement timeframes (10%)
The sale will be subject to the provisions of Section 3.58 of the Local Government Act 1995 and any other statutory requirements.
The successful tenderer will be required to enter into a Contract of Sale and may be subject to development conditions.

Tender Lodgement
Tenders must be lodged electronically to the Shire of Northam at records@northam.was.gov.au or in person at the Shire of Northam Administration Centre, 395 Fitzgerald St, Northam.
Tender submission must address the requirements listed above.
Canvassing of Council Members and Shire Officers will automatically disqualify any tender submitted.
The Shire is not bound to accept the highest tender and may decline to accept any tender. Late tenders and tenders submitted by facsimile will not be accepted.
