Columbia Court - Upgrade of Facility Lighting Control System

⁠⁠⁠The project consists of the works summarized below:

The removal of the existing Schneider DALIControl branded Lighting Control System (LCS) and the Clipsal C-Bus branded LCS and replacement with a Signify Dynalite branded LCS implemented as a hybrid of Multimaster element for the DALI luminaires and Dynet relay element for the non-DALI luminaires to form a fully functional and coordinated LCS system.

The Multimaster element will utilise the existing DALI cabling with additions/changes as required to support the existing luminaires, new sensors and new dry contact interfaces for wallswitches.

The Dynet relay element will utilise existing cabling for relay control of luminaires and new Dynet cabling as required to support the new sensors per floor and a bridged networking topology between floors to a new network datapoint per riser.

An option for the provision of specialist colour changing lighting within the Atrium space that is integrated into the Signify Dynalite branded hybrid LCS Head End.

There are multiple sub tenant users of spaces within the facility that are included in the project.

These spaces are occupied by businesses that have modified the baseline LCS as part of their fitouts. It is expected that this project will mimic the current level of LCS within their spaces as well as offering minimal impact to their business operations.

The Carpark spaces within the facility employ a Zigbee wireless control system, these are excluded from this project and are to remain functional at the completion of these works.

This specification covers the associated Electrical Services installation and is a Fixed Lump Sum Contract for the works, detailed further in this Specification.

The documentation provided at Tender is at 90% Design Documentation status, it is the Contractors responsibility to:

• make additions/changes to existing cabling as required for a functional system.
• make additions of any new cabling as required for a functional system.
• provide a set of As Built documents reflecting the completed works in their entirety for review and approval.
• allow for an initial baseline functional capability that includes scheduling for Business Hours (BH) with First Event (FE), After Hours (AH), Security (SEC) lighting for nominated areas, Schedules for BH/AH, Security lighting and External lighting, Scenes within Meeting Rooms and other spaces where existing wallswitches exist.
• Utilise any updated information provided by The Hills Shire Council in writing.

A project schedule will be developed that has a controlled start with small stages and later expansion of concurrent stages to take advantage of the early stage knowledge gain.
