Tender Description

⁠⁠⁠DBCA seeks service of a qualified and registered builder to undertake repair works on two (2) aged homestead buildings located in Matuwa Kurrara Kurrara National Park.

Scope of works:

Roof

  • Remove all existing roof cladding including roof sheeting, flashings, gutters, down pipes, fascia boards and existing battens 
  • Resheet roof as per the drawings and specifications 
  • Provide new roof battens 
  • Provide Bradford Thermoseal resiWRAP (or equivalent) 
  • Zinculame steel flashings to provide water tightness 
  • Provide Lysaght colonial gutter profile 
  • Provide dia. 75mm galvanized steel downpipe 
  • Provide all flashings, capping's and moldings to ensure water tightness 
  • Provide new fascia boards sized to replace existing setup
  • Provide new Bird boards 
  • Remove Verandah posts and supply and install new

Kitchen 

  • Partial Removal /Demolition as per the drawings and specification  
  • Provide new timber framed infill wall as per the drawings and specifications 
  • Line new walls with cement sheet including reveals to all openings 
  • Provide new kitchen bench tops under and overhead cabinets, including the island bench   
  • Provide 600 mm high, tiled splash back to Northern wall 
  • Provide commercial grade rangehood over existing oven 
  • Provide rainwater tap to sink (currently located to external to kitchen, Southern elevation 
  • Provide commercial grade vinyl plank, Ozplank 255 or approved equivalent, including underlay and levelling compound 
  • Quarter round bead to new flooring at all vertical interfaces 
  • Provide threshold plates and transitions etc. to existing floor interfaces 

Miscellaneous

  • Sand surfaces that are flaking & Prep all surfaces before painting
  • Paint all external surfaces, colour to match existing 
  • Paint all internal surfaces, colour to match existing 
  • Remove existing section of veranda concrete path  
  • Install concrete footpath to veranda 
  • Applying leveling compound veranda concrete path, ARDEX K 301 or approved equivalent 

Roof Sheeting 

  • Remove all existing roof cladding including roof sheeting, flashings, gutters, down pipes, fascia boards and existing battens 
  • Resheet roof as per the drawings and specifications 
  • Provide new roof battens 
  • Provide Bradford Thermoseal resiWRAP (or equivalent) 
  • Zinculame steel flashings to provide water tightness 
  • Provide Lysaght colonial gutter profile, 
  • Provide dia. 75mm galvanized steel downpipe 
  • Provide all flashings, capping's and moldings to ensure water tightness

Ceilings 

  • Isolate and remove all ceiling electrical fittings 
  • Remove all existing ceilings, including battens 
  • Provide new ceiling battens 
  • Reline ceiling with 9mm villaboard including flushing all joints 
  • Provide timber finishing strips or cornice to all wall and ceiling interface 
  • Replace all electrical fittings with LED equivalent 
  • Replace all ceiling exhaust fans with equivalent 

Floor  

  • Remove kitchen benches and all other equipment to facilitate restumping 
  • Remove laundry trough and all other equipment to facilitate restumping 
  • Restumping and floor levelling as per the drawings and specifications, including the front office, kitchen and laundry 
  • Provide commercial grade vinyl plank, Ozplank 255 or approved equivalent, including underlay and levelling compound 
  • Quarter round bead to new flooring at all vertical interfaces 
  • Provide threshold plates and transitions etc. to existing floor interfaces 

Verandas 

  • Remove entire Southern veranda 
  • Remove external sump to Northwestern corner (in veranda concrete path) 
  • Construct new veranda to Southern elevation as per the drawings and specifications 
  • Remove veranda beam and posts to Western veranda 
  • Install new veranda beam, posts and foundations to the Western veranda 
  • Infill concrete to area where sump was removed 

Bathroom  

  • Remove existing vanity 
  • Provide 900mm wide vanity unit (sink and tap inclusive) 

Miscellaneous  

  • Sand surfaces that are flaking & Prep all surfaces before painting
  • Paint all external surfaces, color to match existing 
  • Paint all internal surfaces, color to match existing 
  • Allowance to be made to repair some cracks prior to painting 
  • Provide new door handles and door locks to all external doors 
  • Provide cut off drain to Southeastern corner of the building to divert stormwater runoff away from building 

Site Visit 

A site visit will be held at Kalgoorlie Airport – Contractors will be flown to site, Kalgoorlie on 9 Jul, 2025 9:00 AM.

A mandatory briefing/site inspection for prospective Respondents will be conducted at:

Time: 09:00 AM

Location: Kalgoorlie Airport – Contractors will be flown to site free of charge from Kalgoorlie for the site inspection. DBCA will charter a plane to MKK Homestead and back on the 9th of July, messing to be provided by the contractor.
