LOCATION AND SITE

Waterfront Brisbane is a $2.5 billion city-shaping development for Brisbane City, transforming the Eagle Street Pier and Waterfront Place precinct into a premium global-standard business, leisure and tourist destination with enhanced open spaces and amenity and a premier waterfront dining hub.

The design incorporates two new towers with combined office spaces of approximately 120,000sqm with enhanced retailing offerings, a large public plaza and significant pedestrian and cyclist provision with a widening of the Riverwalk for the full length of the site.

Construction of Waterfront Brisbane will occur in two phases:

  • Phase One - Eagle Street Pier precinct demolition and earthworks
  • Phase Two - Towers and Precinct construction.
Waterfront Brisbane will include:

  • 120,000sqm of combined office, retail, and public space
  • Riverfront retail precinct including expansive public space, fine dining, restaurant pavilions, casual cafes, and convenience retail
  • Widened riverwalk
  • Architecturally designed retail pavilions at Waterfront Place
  • New destination dining experience at Naldham House
  • Subtropical landscaped green areas
  • Direct Riverlink access for cyclists, pedestrians, and wheelchairs.
DELIVERY SCHEDULE

  • Waterfront Brisbane delivery schedule of work will include:
  • Subcontractor and supplier procurement will commence in late 2022
  • Design development anticipated to be complete by late 2023
  • Procurement of Phase One (Demolition and Earthworks) trades completed by mid-2023
  • Mobilisation and completion of Phase One scope onsite between January 2023 and late 2025
  • Riverwalk construction from mid 2023 to end 2025
  • Procurement for Phase Two is planned between 2023 - 2025
  • Phase Two (Towers and Precinct Construction) to occur from early-2025 to early-2028
  • The Project is scheduled for completion in early 2028.
Early works (Site Establishment and Site Civil Works) scope:

  • Site Establishment - site fencing, signage, subcontractor compound
  • Site Temporary services
  • Demolition and bulk earthworks
  • Marine demolition & riverwalk construction
Main Works Construction, Commissioning and Completion:

  • Widening of the Riverwalk from 2 metres to a minimum of 6 metres and in some places up to 15 metres
  • Construction of the north tower 52 storeys
  • Construction of the south tower 44 storeys
  • Podium and plaza level amenities, including Commercial Lobbies, Wellness Centre, and End of trip Facilities
  • Building facade installation
  • Car parking for approximately 500 vehicles
  • Creation of precinct destination dining and retail venues
  • Ramping, footpaths, and access points
  • 1 hectare of public space and terraces gardens
  • External landscaping and finishes.
