Design Consultancy Services - Moreton Bay Stage 3

⁠⁠⁠The University of the Sunshine Coast (UniSC or the University) is seeking proposals from suitably qualified and experienced design teams to deliver comprehensive architectural design services, including all sub-consultancy disciplines for Moreton Bay Stage 3 – Building B1 and the adaptive reuse of A1-Level 1 at the Moreton Bay campus.

Moreton Bay Stage 3 (MBS3) represents a pivotal step in the maturation of the UniSC Moreton Bay campus, shifting the focus from establishment to consolidation, activation and long term optimisation. The campus is experiencing sustained and accelerating growth. Without intervention, the existing capacity constraint will limit enrolment growth, constrain teaching and research activity and place increasing pressure on staff workspaces and student support services. MBS3 directly responds to these challenges through the delivery of Building B1 and the adaptive reuse of Building A1, Level 1, providing flexible, contemporary and community facing infrastructure to support student demand, modern pedagogies, workforce capability and deeper engagement with the emerging Moreton Bay Central precinct.

Design Services will be Staged and include, but not limited to:

Stage 1

• Functional Brief and Schematic Design;
• Design development to 70% (IFT stage);
• Tender Support Services; and
• Multidisciplinary engagement, management and coordination.

Stage 2

• Novation and Transition;
• Remaining Design development - to 100% (IFC Stage);
• Construction Documentation;
• Construction Administration;
• Post construction and close out; and
• Multidisciplinary engagement, management and coordination as required.

It is anticipated the consultancy services will commence in August 2026 with the delivery of the new build and adaptive reuse of existing by March 2030.
